A welcoming and safe environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal-related policies (No Pet and Animal Policy / Pet Policy / Animal Policy) we require EVERYONE to complete a third-party screening and review process. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.   • No Pets or Animals

    This is a required application process for anyone that does NOT own a pet or animal. There is no cost ($) to you for completing the application process

  • Household Pets

    This is a required application process for anyone that owns a household pet. This includes dogs and cats and might include pets that live in cages such as birds, hamsters, rabbits, snakes or fish tanks (because of the contained water) so please ask your housing provider for clarification regarding these types of pets

  • Assistance Animals

    This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request

Pet & Animal Policy

Pet-Friendly Pet Policy

Some of our homes are pet friendly, each property owner is allowed to create and amend their own pet policy. Most of our rental properties have restrictions on the size of the pet and the number of pets. Please see each property listing to see if pets are allowed and any restrictions for the rental unit you are interested in.

Please be prepared to show pictures and provide references. All pets/animals are subject to management/owner approval and will be considered on a case-by-case basis. If your pet is approved, you will need to sign a Pet Agreement and pay a non-refundable pet fee and/or monthly pet rent. The amount of pet fee and/or pet rent will vary depending on each property. Pet fees are typically $200-$500 per pet and pet rent is usually $15-$50 per month.

Due to property insurance restrictions, the following dog breeds are not allowed, even in pet friendly homes:

• Doberman Pinscher

• Pit Bull or Staffordshire Terrior

• Presa or Cane Canario

• Rottwiler

• Wolf/Dog hybrids

Any combination of these or any dog that has any of the above breeds lineage is not allowed. Any dog known to have vicious tendencies or known to have previously bitten someone will not be permitted.

Dogs and cats must be housebroken, spayed or neutered and vaccinated. All pet reptiles, amphibians, rodents and birds must be caged. No animal offspring are allowed. Aquariums over 25 gallons require written management/owner approval.

Service or companion animals that assist residents with special needs will be accepted, provided documentation is submitted. Per State and Federal guidelines a pet fee will not be charged for service or companion animals.

Pet Screening

Crown Property Management requires applicants to complete a pet screening for each of their pets and/or assistance animals prior to signing a lease. The cost for the first pet is $20 and $15 for each additional pet. Assistance animal registrations are free to applicants.

Pet Screening offers a secure place to keep all your pet’s records, paperwork, photos and any other information that pertains to your pet. This easy to use tool can store specific information such as vaccinations, microchip information, training and behavior traits, as well as pictures! You can easily share this information not only with potential landlords, but with veterinarians, animal hospitals, pet boarding facilities, pet daycares and pet walkers.
